What goes on top, and how long it lasts

Waterborne or oil-modified, and what actually separates them

Two families of finish do almost all the residential floors in this region, and the choice between them is usually presented as a question of smell and drying time. Those are real but temporary. What lasts is color: an oil-modified polyurethane ambers the floor and keeps ambering for years, and a waterborne finish stays close to the color of the wood you approved on the sample.

Reddish oak laid in a herringbone pattern
The federal ceiling that applies
450 grams of VOC per liter for varnishes (40 CFR Part 59, Subpart D, Table 1)
Why that category and not 'floor coatings'
A floor coating is defined as an OPAQUE coating. A clear floor finish is a varnish under the rule
Oil-modified
Ambers on application and keeps ambering with age and light
Waterborne
Stays close to the raw color of the wood, and stays there
What both need
Cure time after they are walkable. Walkable is not cured
What decides for most people
The species of the floor and whether anything has to match

The color difference is permanent, and it is the one that matters

Oil-modified polyurethane adds a warm amber cast the day it goes on and continues to deepen for years; waterborne finishes stay close to the color of the bare wood and stay there.

If you fell in love with a light or gray floor in a photograph, that photograph was almost certainly not an oil-modified finish.

What the federal rule actually limits, and why the category name is a trap

The national ceiling for a clear wood floor finish is 450 grams of VOC per liter, because a clear finish is a varnish under the rule, not a floor coating.

The number to compare between two products is grams of VOC per liter on the data sheet, not the words on the front of the can.

Walkable is not cured, and the gap is where floors get damaged

Both families are walkable long before they are cured, and the finish keeps hardening for days or weeks after the room looks finished.

Two dates, not one. Walkable is when you can use the room. Cured is when the floor stops being fragile.

How the choice is actually made

The species of the floor, whether anything has to match, and how long the house can be out of use decide it, and the sample is made from your own wood before anyone commits.
